As a CHT homeowner, you have certain responsibilities within our program. Here are a few helpful reminders:

Homeowner Responsibilities

  • Keep up with maintenance of your home to preserve your investment. CHT’s Stewardship Program and the Dowling Home Maintenance Fund are available to assist with you with necessary home maintenance.

  • Stay current on HOA dues (if applicable).

  • Ensure CHT has your current contact information. Need to update your info? Email us at info@communityhometrust.org or call us at 919-967-1545.

Ground Lease Reminders

  • You must live in your home, it cannot be rented out.

  • The CHT home must be your primary residence.

  • If you’re ready to move you must sell your home back to CHT, you cannot resell it on the private market. See our Resale page for more info.

HVAC Maintenance

Schedule a professional spring HVAC tune-up now to ensure your air conditioning runs efficiently before summer, preventing unexpected breakdowns and lowering energy bills. And don’t forget – as part of our Stewardship program, CHT offers homeowners a $75 reimbursement for completing annual HVAC preventative maintenance. See the Stewardship Program page for details.

Termite Inspection

Annual termite inspections are essential to protect your home from significant, often hidden damage. Schedule inspections every 12 months to detect swarmers and activity early.

Gutter Cleaning

Clean your gutters at least twice a year – ideally late spring and late fall – to prevent water damage, leaks, and rust. For optimal maintenance, clear debris around May and November, or more often if you have overhanging trees.
