The Community Home Trust Home Buying Process

  • Review the program qualifications and complete the Readiness Questionnaire:

      1. If you meet program requirements you will receive a request to confirm or provide additional information.
      2. If you do not meet the program requirements a member of our staff will contact you to provide an explanation.
  • Watch the CHT information session video and complete the quiz. Prepare for homeownership by saving, working on credit, and attending financial counseling with a community partner.

  • Receive available home listings that fit your profile and respond if interested. If interested, you will be sent an invitation to the CHT homebuyer portal.

  • Complete the portal request to match to a home and submit all required documents; which may include a verification of employment form, three months of paystubs, three months of bank statements for all accounts, your most recent W2, and three years of tax returns.

  • If selected, schedule a readiness call with CHT staff.

  • Connect with CHT’s Sales team to:

      1. Register for and complete homebuyer education.
      2. Get pre-qualified by a CHT approved lender.
      3. Attend financial counseling (if not already completed within the last 6 months).
  • Attend a showing of the home with CHT staff.

  • Sign a contract to purchase your new home!

Key Terms

Closing costs: Extra money you pay when buying or selling a house. This could include fees for loans, house inspections, or taxes.

First time homebuyer: Someone who hasn’t owned a home in the last 3 years or meets special rules (as outlined by HUD) to be called a first-time buyer.

Gift: Money given to you as a present. You can use up to $10,000 in gift funds for buying a house. If you need more, you need to ask for it in writing.

Household members: People who live in the same house together.

Household size: The total number of people living in a house for at least half the time.

Student: A person who works less than 32 hours a week and goes to school, like grade school or college.
