To keep your family healthy, you probably schedule annual checkups with your doctor. Your car? Annual inspections to make sure everything is running smoothly. But have you ever thought about getting your house a checkup?
Many people think that home inspections are just something you do when you’re getting ready to sell your house. But as a CHT homeowner, you have access to a licensed professional home inspector — FREE! — whenever you decide your home is ready for that checkup. The start of a new year is a great time to get it done!
Our Property Manager, Ian Morse, is available to provide a home inspection for you, free of charge. Were you to hire a private home inspector, this service would cost you at least $300, if not more. We provide this service because we want to help you keep your home in great shape and avoid unnecessary repairs that could be prevented by proactive home maintenance. A home inspection can help you head off problems early and learn more about your home’s systems and how to keep them in good working order.
For example, Ian recently conducted an inspection for a homeowner whose home is less than three years old. He discovered that water from the HVAC unit was draining into a wall instead of outside the home, and that was causing mold and rotting in the wall. The homeowner would never have been aware of the problem, as it was not yet evident inside the house. But thanks to the inspection, he was able to file with insurance and get the problem fixed before it became more significant.
“A home maintenance inspection is a great way to start fresh in 2022,” says Ian. “Maybe you haven’t paid as much attention to maintenance as you would have liked, or maybe you’re just not comfortable going into your crawlspace, attic, and other less-accessible places to check on things. An inspection is a great way for me to take that worry off your plate. I can help you minimize repairs and get ahead of potential maintenance issues in the future.” It’s also a great way to get a refresher about our stewardship program and what kinds of maintenance needs it covers.

Maybe you’re convinced that an inspection is a good idea, but you’re worried about the time it will take to prepare for and conduct it. Don’t be! On average, the inspection will take about 2 hours, and although you’re welcome to be present for it, you don’t have to be. All Ian will really need from you is access to your home. And as long as access to things like windows and doors is clear, you really don’t have to do much at all to prepare your house. Ian is a licensed home inspector in the state of North Carolina, and he’s fully vaccinated and has received his COVID-19 booster — and he’ll wear a mask the whole time he’s in your home. After your inspection, he’ll provide a full written report of his findings and help you sort out what actions are needed, if any, to make sure you home stays in good repair.
