A (New) Roof Over Their Heads for the Holidays!
You may remember our post several months ago about the Stewardship Program and the painting facelift our homes at Old Larkspur were getting. Well, we’ve just completed another even bigger stewardship project, replacing many of the roofs at the Vineyard Square townhomes. These townhomes were built in 2005, so the roofs were getting worn out and were definitely ready for an update. While stewardship projects are usually completed on a case-by-case basis for individual homes, every so often we do a group project like this one in order to negotiate a better deal for homeowners. And roof repairs and replacements are covered under our Stewardship Program!
All CHT homeowners who purchased their homes after March 2007 are automatically enrolled in the Stewardship Program, and others who purchased their homes prior to that date have also opted in to the program. The point of the program is to help homeowners avoid expensive one-time expenditures when large systems in their homes fail or need repair. So each homeowner pays a small monthly fee, and in turn, CHT covers the cost of those repairs and replacements when they become necessary.
Since every home is different, exactly which systems in a given home are covered by the Stewardship Program may vary. As an example, the program may cover the
- roof and gutter system
- water heater
- central heating, ventilation, and air-conditioning system (HVAC)
- floor coverings
- exterior paint and siding
- termite treatment (including annual termite warranty inspections)
With 30 CHT homeowners in the Vineyard Square neighborhood whose roofs are covered by the Stewardship Program and another 5 opting in to replace their roofs themselves (because they bought their homes before the Stewardship Program was created), we worked with local roofing company Blueprint Roofing & Repairs to plan and complete the project over the past few weeks. It about two weeks start to finish to replace all the roofs. And as you can see from the photos below, the process went very smoothly and the results look great!
