Dear Subscriber,

I’m starting off the year really excited about what’s to come for CHT in 2024 and beyond!

If you pay attention to the news, locally or nationally, you know that even as the need continues to grow, affordable housing is in short supply. You probably also know that as the Town of Chapel Hill’s inclusionary zoning partner, the vast majority of our new housing inventory at CHT comes to us as a result of that policy, which dictates that a percentage of all new homeownership units in the Town be affordable per HUD guidelines.

With all the development that is planned for the Town in the near future, we’re expecting our inclusionary inventory to double in the next five years.

That is really good news for our local employees who want to become homeowners but can’t currently afford any of the homes on the private market. Doubling our inventory means that we can double the number of teachers and local government employees and childcare providers and service workers and healthcare professionals who can afford to live where they work – and in doing so, we can continue making Chapel Hill a more diverse, welcoming, inclusive place to own a home.

Whether you’re currently a resident of the Town or are looking to become one, you may be wondering where all those homes are going to be built. So we’ve recently added a page on our website where we’ll keep updated information about new inclusionary homeownership opportunities as it becomes available.

Construction timelines change and development plans evolve, so please keep in mind that all details on this page are subject to change. And keep an eye on it as we continue to add and adjust the information we have in the coming months and beyond.

If you’re interested in purchasing a CHT home – whether a current listing or one of these upcoming developments – NOW is the time to apply! It’s never too early to get your name on our list so you’re ready when the right home for you becomes available, even if you’re thinking about purchasing a home a few years out. You can complete our free application online, and if you prefer a paper copy, we can drop one in the mail for you. Our staff is always available to answer questions about your application, so don’t hesitate to reach out.

New on the Blog: Meet Kelly!

We wrapped up our year-long “How a House Becomes a CHT Home” blog series with this interview with our newest Bridgepoint homeowner, Kelly. You don’t want to miss this one!

Upcoming Opportunities

CHT Orientation: Everyone is welcome to attend this in-depth introduction to our program in Chapel Hill and Carrboro. In-person and Zoom options available. Next session: January 17, 6 p.m., on Zoom. Register here.

Homebuyer Education: This 8-hour class is offered in-person in our office (105 Conner Drive, Suite 1000, Chapel Hill) and gives potential buyers the tools to navigate the home-buying process. Completion of this class is a requirement of the program and most lenders, and attendance for the whole session is required to receive the certificate. This class is free and open to the public, but registration is required. Next session: March 2, 8:30 a.m. to 4:30 p.m. Supplemental live sessions are also available for those who have attended an online program. Neighborhood Tour: Learn more about the communities where CHT residents live and see some examples of our homes for yourself. The neighborhood tour lasts approximately two hours and starts with coffee and conversation at our office. Space is limited and registration is required. Next tour: February 10, 9 a.m. Request a seat on the bus here.

Market Update

313 Sonoma Way is a 3 bedroom / 2.5 bathroom townhome in Vineyard Square. The kitchen has granite countertops, tile backsplash, newly painted cabinets, and a large island with a butcher block countertop and plenty of room for barstools. Laminate flooring (and some hardwoods) run throughout the entire home. Enjoy the extra space on the extended outdoor patio, take advantage of the neighborhood playground, or visit a nearby park!
